Washington Court was an ambitious residential development of 50 new self contained one bed accommodation units in the heart of the historic town and seaside resort of Penarth, located just over 5 miles from Cardiff City Centre, aimed to bring a prestigious level of living for an affordable price, in an idyllic location.
The development consisted of a conversion and new build extension of a former historic and local landmark ‘art deco’ finished theatre and cinema, The Washington, originally built in 1936.
Although the cinema itself closed in 1970 the building still retains its original feature façade, and as such was to remain, keeping the external image of the site, which adds a depth of character to the local environment.
Vitec were employed for the developer by the employer’s agent and scheme project managers to carry out a pre-planning appraisal and outline building services design, detailed design and project management of the M&E services which included the provisional requirements for ground floor retail and restaurant facilities.
The aim of the building design was to make internally self isolated flats with their own private M&E services to reduce any potential future down-time or ownership rights issues if any of the individual M&E systems went down.
As such each flat consisted of individual highly efficient residential sized systems across the development.
